Once you have created a new development, you are ready to add blocks.

Each development must have at least one block. Blocks are used to differentiate separate buildings on a single development.

To add a new block:
  1. You will already have the Wizard open to Step 2 after completing Step 1.

  2. Click Add in the action bar on the left of the screen.



  3. This will open the New Block For Development window.



  4. On the Details tab, enter information about the block.

    1. Management Fee - This is the default annual fee for all new properties created in the block.
      1. You can leave this blank and set at property level. See: Management Fees - Setting Management Fees

    2. Developer Fee - This is used if you charge developers a fee for void properties once the handover is complete.
      1. This is the annual amount and excluding VAT.

    3. Block Address & Postcode - Enter the address details for the block.
      1. Some developments have blocks on different streets so the system requires you to enter an address here as well as on the development.

    4. Float - This is the default float amount you will be requesting from owners of properties in the block.
      1. You can leave this blank and set at property level. See: Managing Property Floats - Overview, Setting and Updating Float Amounts

    5. Introductory Letter - Choose a template for sending introductory letters to new clients in the block.
      1. If left blank, it will use the one set on the development.

    6. Invoice Notes - Set a specific message to appear on invoices for clients in this block only.
      1. You can change this for each invoice run if you need to explain something on the invoice without sending a covering letter.
      2. You would need to make sure you have a space on your invoice layout for this field to be displayed as it is not done by default. 

  5. The User Defined Fields tab can be ignored at this stage; you will add these later.

  6. Click Save and then Close in the top left corner.



  7. A pop-up will confirm that the block has been saved against the development. Click OK to dismiss.

  8. Repeat the process for any additional blocks.

  9. Each block you add will be listed in the Block Information grid. 
    1. Summary information will be displayed in the pin panel on the right of the screen for whichever block is highlighted in the grid. 
    2. The summary shows the default values to be applied to each property in the block.

Once you have added all blocks to the development, you can move onto Step 3 and add your properties.
