Developments - Ceasing a Development

This article covers how to cease a development on the system if you no longer factor it, and actions you can take on a ceased development.
Ceasing a Development
To cease a development:
- Navigate to the Developments tab.
- Use the filters to search for the relevant development and click to highlight it in the grid.
- Click the Cease button in the action panel at the bottom of the screen.

- On the Development Cease to Factor window, enter an Exit Date and a Float Repayment Date. This is the date you want to process float repayments to credit the float back to the client, and must be greater than the Exit Date.

- Click Save and Close.
- Click OK on the confirmation pop-up.
- To view ceased developments in the main grid, select All in the search filters.

Reinstating a Ceased Development
If you have ceased a development in error, you can easily reinstate it.
- Navigate to the Developments tab and search for the development, making sure to select All to show ceased developments in the results.
- Highlight the development in the grid, and click the Reinstate button in the action bar at the bottom of the screen.

A pop-up will ask you to confirm you want to reinstate the development. Click Yes to proceed.
- A second pop-up will confirm the development has been successfully reinstated. Click OK to dismiss.
Ceasing a Property
You can also cease part of a development, by ceasing individual properties.
To do this:
- Navigate to the Development tab and open the development.
- Select the Properties tab.
- Find the property in the grid, highlight and click Delete in the action panel on the left.

- On the Property Cease to Factor window, enter an Exit Date and a Float Repayment Date. This is the date you want to process float repayments to credit the float back to the client, and must be greater than the Exit Date.
- Click Save and Close.
- A pop-up will confirm an exit date has been set for all active clients in the property. Click OK to dismiss.
- A warning will prompt you to review apportionment shares. Click OK to dismiss and make sure you check the apportionments on the Apportionments tab.

If you cease a property in error, please contact Support to have it reinstated.
Actions after Ceasing a Development
- Once the development has been ceased, you can run the final management fees. Follow the steps in Management Fees - Processing Management Fees but make sure to tick the Sold Clients tick box to run the process for the ceased development before the rest of your portfolio.
- You can still post charges to a ceased development for anything up to the ceased date, however Diarised Charges will not appear in the PL Global Actions menu to be processed when a development has been ceased.
- When you release charges in the Hold File, you will be warned if the end date of the Hold File is after the ceased date you have set. Any charges for after the exit date will be posted to the Rounding Nominal.
- You can run invoices for a ceased development in the usual way. See: Actual Invoices - Processing Owners Charges for Actual
- You cannot process property sales after ceasing a development, as all properties will already have an exit date applied. As a workaround, reverse the ceasing of the development, process the property sale and then cease the development again.
